Roof Maintenance

Customer whose roof we installed in 1997 called and said he had a couple of small leaks.

Upon inspection of we discovered trees over grown on the roof and some of the limbs had penetrated the rubber, thus causing some leaks. The gutters were completely filled and the neighborhood kids had been throwing all sorts of debris on the roof.

I called the customer back after inspection and told him what I had discovered. Since his warranty had run out and the roof had been neglected that there would be a fee to repair, we give him another option. Skylites

With all the old buildings in theBostonarea there are a lot of old skylites, the way to fix the leaks around the glass was caulking. There was no feasible solution to replacing them. Within the past couple years you can now have skylites made to fit existing curbs at a reasonable cost.photoMA30980345 0003 resized 600

Flat roofs

This winter has been very hard on flat roofs with the snow loads and persistent cold. Flat roofs are not maintenance free if the roof is eight years or old it might be time for an inspection, especially if you had leaks. Just because you had a leak doesn't mean the roof needs to be replaced, however waiting is the worst thing you can do. Depending on what type of insulation is used and if it is just one layer or two it could leak for months before showing signs of leakage. Many times the life of a flat roof can be extended with repairing of seams and penetrations. For a cost the faction of a roof replacement striping out seams and penetrations will add years to the life of a roof. In many cases we have offered warrantys to the building owners after doing such maintenance.

Commercial Skylights Installed

 aphoto newPhoto new 2       Robert Evans Jr Contracting Installed these Velux Commercial Dome Skylights this tuesday on a .060 Firestone Rubber roof in Newton Massachusetts before the snow storm on wednesday. Though the conditions weren't the best, these four skylights had to be installed before the storm hit. Dome skylights are often used on commercial buildings, with flat roofs. They allow great natural light to enter the building through the roof.

We Recently installed Wasco commerical skylites at a bank in West Newton, MA.  The contractor ordered the skylites without a curb unaware that you can get a curb with it. This is fine and will work because you can build your own curb. However, the problem here is that the contractor framed it up 3 inches. We installed a tapered edge around the penetrations on our flat roofs.  That means that you now only have 1 1/2 inches of curb over the roof. This is not enough curb, especially after the winter we just had, and even more so since they did not have a factory seal between the lite and curb. We ended up building curb up to eight inches which is the minimium. In the winter the snow is going to melt first at the skylites which is why it is very important to have a good seal and skylites.
